How A Delmer Custom Build Comes Together

Lot Walk & Pre Design

Before any plans are drawn up, we will walk your lot and assess things like slope, drainage, septic vs sewer etc. This is important because this changes the design and at times leaves you with an unbuildable lot, so ensuring its the right fit before you spend money on the land or plans is a top priority.

Getting Designs & Permits

Once we know that the lot is buildable, we can either bring in one of our architects or use your own. While they build the drawings and plans, our team gets to work on pulling permits through the local building department. Permits are required throughout the home build under NJ Uniform Construction Code.

Construction Starts

Once the plans are made and permits are in we begin construction, starting with execration and clearing, going into framing, mechanicals, finish carpentry and trim. For plumbing, electrical and HVAC our team used licensed tradesmen as these are required.

Walkthrough & Warranty Package

Once the home is complete, we bring in the final inspector and conduct a full walkthrough on your soon-to be new home! Additionally, All new construction homes here in NJ have a 10 year builder warranty, keeping us accountable for any structural issues, material or workmanship.

Starting A New Home Build?

This is the most important question to most, and typically in Ocean or Monmouth County depending on grade of finish and overall square footage you are looking between $350 to $700 per square foot all in. A 3,000 square foot home for example with mid or high end finishes is typically around $1.2 million or $1.8 million. The only way to get a true number is by reaching out and having a conversation, as your location and plans dictate build cost.

A new custom home depending on size, permit time and material lead time can take between 9 to 14 months for most builds. The most common hurdle is a delay from the township due to permits. We let you know ahead of time what a realistic timeline is. 

You can use a 3rd party firm if you prefer, or we can refer you to one of our trusted architects. We typically sit-in on design meetings also to flag cost or buildability issues before they get drawn in.

Yes, our in-house carpenters handle framing through finish so your project is not being passed around through 10 different subs. The only outside sub contractors we use are HVAC, plumbing and electrical.
